Clearing a Jumeirah villa is a bigger job than most people expect on the day it starts. A four bedroom villa with a majlis, a family room and a maid’s room typically holds three to four times what a two bedroom apartment holds, and almost all of it has to leave through one front door.
Done properly it is a single visit. Done badly it is three weekends, four different vans and a skip you paid for yourself.

What clearance actually covers
A purchase and a clearance are different transactions and it is worth being clear which one you want. A purchase takes the pieces worth reselling and leaves the rest. A clearance takes everything and leaves the property empty.

On a typical Jumeirah villa that means all of the following in one visit:
- Living, family and majlis seating, including oversized sofas
- Dining sets, consoles, sideboards and display units
- All bedroom furniture, including the maid’s room
- Outdoor and garden furniture, and pool loungers
- White goods, air conditioners and televisions
- Carpets, curtains, light fittings and mirrors
- Garage and storeroom contents, including the things nobody wants to look at
How a whole villa is priced
Two numbers are being weighed against each other. The first is what the saleable furniture is worth on resale. The second is the labour and disposal cost of everything that has no value, which on a full villa is never nothing. The figure you are quoted is the first minus the second.
That is why a villa full of solid wood and good seating produces a healthy payment, while a villa of tired flat-pack can come out close to zero even though the volume is the same. It is also why splitting the job hurts you: sell the good pieces separately first and all that is left is the cost side of the equation.
Do not sell the best pieces first. It is the single most expensive mistake on a villa job. The good furniture is what pays for clearing the garage.
Why Jumeirah villas are simpler than towers
Apartment clearances in towers need a move-out permit from building management, a booked service lift and frequently a refundable deposit of AED 500 to 2,000 against damage to common areas. Every one of those is a delay, and a pending permit is one of the most common reasons a move-out day collapses.
Villas in Jumeirah 1, 2 and 3, and across Umm Suqeim, Al Wasl and Al Safa, have none of it. A team parks on the driveway and carries straight out. That is why villa jobs can usually be booked at shorter notice than an equivalent apartment, and why they finish in one visit.

Send photos room by room and you will get one figure for the whole property, with the place left empty.
What the day looks like
- The team walks the villa with you and confirms the scope against the photos.
- You are paid the agreed figure before anything is loaded.
- Bedrooms and heavy items are dismantled first, working from the top floor down.
- Outdoor furniture and the garage go last, because they need the most space in the van.
- A final walk through, including cupboards and the storeroom, before the team leaves.
Keep back whatever you need for the handover inspection itself. A vacuum, a couple of chairs and cleaning supplies are worth excluding from the sale.

How long does a villa clearance in Jumeirah take?
A three bedroom villa is usually half a day. A large four or five bedroom villa with a majlis and a full garage is normally a full day, booked as a dedicated slot.
Will I be paid, or do I pay you?
Almost always paid. Only in cases where the contents are genuinely unsaleable does the disposal cost exceed the resale value, and you would be told that from the photos rather than on the day.
Do you clear the garage and storeroom too?
Yes. That is the difference between a clearance and a purchase, and it is the part people are usually most relieved about.
Can you work around a handover inspection date?
Yes, and it is worth saying the date at the first message so the slot is booked with a margin rather than the day before.
What about built-in wardrobes and fitted kitchens?
Those normally belong to the landlord and removing them can cost you your security deposit. They are left in place unless you have written permission.
