Wardrobes are the most awkward item in any Dubai home. They are large, they are heavy, they almost never fit through a door assembled, and they are the piece most likely to be destroyed by the act of removing it. That last point is what decides the price.

Why dismantling decides the value
A wardrobe has to leave the room in pieces. On a solid wood or steel unit that is routine: the panels come apart at the fittings and go back together at the other end with no loss of strength. On particle board it is a different story. The cam fittings pull through the board, the backing panel splits, and a unit that was solid in your bedroom arrives as a wobble.

This is why a two year old flat-pack wardrobe can be worth less than a fifteen year old wooden one. Age is not the variable. Survivability is.

The four checks worth doing yourself
- Open and close every door and drawer. Sticking runners and dropped hinges are the first things noticed.
- Look at the base and the back panel. Water damage collects at the bottom, and a bowed back panel means the frame has moved.
- Find the keys. A lockable almirah or cabinet with no key loses value immediately.
- Check the mirror. A cracked or de-silvered mirror is a replacement cost the buyer will subtract.
Do not take it apart before the team arrives. Sellers often helpfully dismantle a wardrobe in advance. It almost always lowers the price, because loose panels get scratched and small fittings go missing. Leave it standing.
Built-in wardrobes are not yours to sell
Fitted wardrobes and fixed cabinetry are part of the property in most Dubai tenancies. Removing them is a straightforward way to lose your security deposit at the handover inspection, and they are left in place unless you can show written permission from the landlord. If you are unsure whether a unit is fitted or freestanding, look for whether it is screwed to the wall and whether it has a finished top and sides.

Sell it with the rest of the bedroom
A wardrobe on its own is a moderate item. A wardrobe with its matching bed, side tables and dresser is a bedroom set, and sets are worth more than the sum of their parts because they resell as one unit to one buyer. If you are clearing a room, quote the room rather than the wardrobe.
