How to tell solid wood from veneer in one look, why the chairs carry more of the value than the table, and what six, eight and ten seat sets are worth in Dubai.

Dining sets are one of the few categories where a genuinely old piece can outprice a nearly new one. A solid wood eight seater from twelve years ago holds its money. A veneered six seater from three years ago often does not. The material is doing almost all of the work.

How to tell what you have

Look at the edge of the tabletop. Solid wood shows grain that runs over the edge and continues on the underside. Veneer shows a thin decorative layer over a core that looks different, often with a banded strip glued along the edge. Lift a corner if you can: solid wood is noticeably heavier for its size.

This one check explains most of the price difference between two tables that look similar in a photograph. Teak, oak, sheesham and mango wood all sit at the top. Board with a wood-effect finish sits at the bottom.

The chairs matter more than the table

This is the most common mistake in the category. Sellers list a table, sell the six chairs to a neighbour who only wanted chairs, and are then surprised the table is worth very little. A dining table without seating is not a product anybody is shopping for. Together they are a complete dining room.

If a chair is damaged, keep it with the set anyway and photograph the damage. Five good chairs plus one broken one is still a set. Five chairs alone is an odd number that will bother every buyer who looks at it.

Size and the Dubai market

Dubai’s villa stock means demand skews large. Six, eight and ten seat tables move quickly, particularly extendable ones. Four seat sets are bought but compete with a much bigger supply from apartment clear-outs. Very large fixed tables can be harder than they look, because they have to physically leave the property, and a table that came in before the doors were hung is a genuine problem.

Say if the top is glass or stone before the team arrives. Those need blankets, corner protection and an extra pair of hands. A buyer who knows in advance brings the right kit and the job takes half the time.

What buyers check in the first minute

  1. Rock the table. Movement at the leg joints is the main structural fault, and it is usually fixable, so mention it rather than hiding it.
  2. Look along the top in raking light. Heat marks and water rings show up at an angle and not straight on.
  3. Sit on each chair. Loose seat frames are common and easy to miss.
  4. Check the extension mechanism. If it is stiff or jammed, that comes off the price.

Do you buy dining tables without the chairs?

Yes, but at a much lower figure. Wherever possible keep the set together, because a complete dining room is what resells.

Is an old solid wood table still worth selling?

Often it is worth more than a newer veneered one. Solid timber flattens out on its depreciation curve after the first few years and then holds steady.

What about a chipped glass top?

A chipped or cracked glass top has no resale value on safety grounds. The frame and chairs may still be worth something.

Can you move a large marble table?

Yes, with notice. Stone tops usually lift off the base and are carried separately, which is why it helps to say what you have when you first send photos.
